Analysis and Planning: Conduct thorough assessments of property conditions to determine ADU feasibility (attached to existing buildings or new structures). Identify required permits based on municipal regulations and ADU specifications.

Permit Applications: Prepare and submit applications on behalf of homeowners (utilizing the homeowner’s exemption application where applicable) to relevant municipal bodies, including:

  • Planning Board
  • Zoning Board
  • Conservation Commission
  • Board of Health
  • Department of Public Works (DPW) for town water/sewer permits

Documentation:

  • Two sets of construction plans (framing plans, engineering stamped).
  • Plot plan (stamped by an engineer, showing structures, setbacks, wetlands, septic, well, and ADU parking).
  • Waste Disposal Form
  • H.E.R.S. rating or equivalent energy compliance documentation.
  • Approvals from Fire Department, Zoning/Planning/Conservation, Board of Health, and DPW.

Public Meetings: Represent clients at public hearings to secure permits, ensuring compliance with zoning, planning, and conservation decisions.

Construction Plans: Present construction plans to homeowners or coordinate with architects for custom ADU designs, including stamped framing plans.

Additional Requirements:

  • Complete Waste Disposal Form (with location and signature).
  • Provide H.E.R.S. rating pre-construction submittal or other energy compliance documentation.
  • Develop plot plans (showing structures, area, frontage, setbacks, wetlands, septic, well, and ADU parking), stamped by an engineer.
  • Secure Fire Department, Zoning/Planning/Conservation, Board of Health, and DPW approvals, including any conditions or decisions.

  • Comprehensive permitting package: Full handling of documentation, submissions, and approvals for residential ADU permits.
  • Coordination with architects and engineers for plan development and stamping.
  • Owner representation at public hearings to secure approvals from municipal boards and commissions, if requested.
