Accessory Dwelling Unit Construction

Specializing in Accessory Dwelling Units (ADUs) in Massachusetts. Leveraging the Affordable Homes Act (Chapter 150 of the Acts of 2024, effective February 2, 2025), the venture provides comprehensive consultative and construction supervisory services for ADUs up to 900 square feet in single-family zoning districts.

By‑right ADUs: As of February 2, 2025, homeowners may build one ADU up to 900 ft² (or 50% of the main home, whichever is smaller) in single‑family zones without special permits

Types Allowed: ADUs can be internal (e.g., basement conversion), attached, or detached cottage/garage unit, but must have a separate entrance and safe egress standards

No owner‑occupancy requirement: Neither you nor the tenant is required to live on-site

Local restrictions capped: Towns can impose reasonable rules (setbacks, site plan review, Title 5 septic compliance), but cannot over‑restrict or ban ADUs

Short-term rental control: Municipalities may prohibit or regulate ADUs used for stays under 31 days
